The Essential Parts of Our Total Responsibility – Planning – Designing – Building

Planning - The key to a successful Design/Build project is early involvement by all members of the team. Joining the architect, owner, general contractor, structural and electrical members, Air Masters brings its unique experience to the team for immediate benefit to the owner.

Proper planning will consider site location, building orientation, building usage, special use areas, construction methods, optimum energy utilization, green environmental energy considerations, and other design parameters effecting the selection of the mechanical systems.

Based on the type of system selected to meet all of these needs, a proposal is prepared for your review which details our total responsibility. Included in our written Design/Build Proposal you will find:

Written Guaranteed System Performance

Written Guaranteed Price

Air Masters’ acceptance of the responsibility to propose and guarantee this price to you at this early stage enables you to finalize financing. This insures the earliest completion date while avoiding conceptual pitfalls and their historical cost overruns that traditional projects incur.

Designing – Once we receive a commitment to proceed, designs are created to determine specific system component requirements. Working closely with other project team members, preliminary information essential to each member’s needs is exchanged based on the decisions made in the planning sessions.

From this data, our Design/Engineering Group prepares preliminary system schematics and system drawings for use in equipment selection, sizing and interference studies.

Incorporated into the final plans these methods assure the owner:

Rapid installation at a minimum price

Low cost of operation due to “Common Sense” designs

Low cost of maintenance in future years

Building – Utilizing the final drawings prepared by our Design/Engineering Group, our Construction Department takes complete responsibility for job coordination and system installation.

Based on your target date, the project installation is scheduled in detail. Because long lead-time items were identified in the planning stage they were ordered in plenty of time in advance to be on-hand when needed. Purchasing of materials and the use of in-house prefabrication techniques enhance the expediting of the installation process.

Upon completion of the installation all systems are started, tested and balanced in accordance with our written guaranteed system performance. Complete instructions on operation and maintenance are then given to the owner’s operating personnel including wiring and control diagrams and “as-built” drawings.
